Tivan, not known for his martial prowess among the Celestials, would be no match for Thanos and his army. Not only would the gems be taken, but if Tivan resisted, he would likely be beaten to a pulp.
Although the Celestials were immortal, they still felt pain and required a lot of time to recover from severe injuries.
Once Tivan was beaten half to death, Jerry would step in to defeat Thanos and save Tivan. Given Jerry's strength and the help he provided, Tivan would have no reason to refuse the request to sell Knowhere.
He remembered from the movie that after Thanos was killed, Star-Lord led the Ravagers to buy Knowhere from the Collector.
Of course, there was the possibility that Tivan would refuse to sell Knowhere. In that case, they could always find another planet as a base for the Avengers to interact with the universe.

"Tivan, don't be so fake. I brought the Cosmic Orb as you requested, along with the Soul Gem."
